How to Plan Wi-Fi Coverage for a New Home or Major Renovation

Coverage planning considerations before access points and finishes are locked in.

Bad Wi-Fi coverage in a newer or newly renovated home is one of the more frustrating problems I run into, because almost all of it was preventable. Nobody planned for it — the router got plugged in wherever the internet line happened to land, and everyone just lived with the dead zone in the basement or the back bedroom ever since.

If you're building new or doing a major renovation, you have a real opportunity here that most homeowners never get again without tearing into finished walls. Here's how to actually plan it.

Start with how the home will be used, not the floor plan alone

Square footage matters, but usage matters more. A finished basement with a home office needs reliable coverage. An attic used for storage doesn't. Before anyone talks about access point count, walk through the home's floor plan and mark where people will actually be working, streaming, gaming, or running smart devices. That list drives the rest of the plan.

Also think about what's outside the walls: a detached garage, a workshop, a patio with outdoor speakers or a camera, a pool area. If any of those need coverage, that has to be part of the plan now — running connectivity to a detached structure after construction is a much bigger job than doing it during.

Why wired backhaul beats relying on wireless mesh

Mesh Wi-Fi systems that talk to each other wirelessly have gotten a lot better, but a wired connection between access points is still more reliable, especially once you introduce multiple floors, distance, or materials like brick, block, or metal-backed insulation that interfere with wireless signal.

The practical move: run Ethernet cable to every location you expect to place an access point, even if you start out using wireless mesh between them. If you ever need to upgrade to wired backhaul later, the hard part — getting cable through finished walls — is already done. This is inexpensive to do during construction and expensive to fix afterward.

How many access points, and where

There's no single number that works for every home — it depends on square footage, layout, and construction materials — but a few principles hold up consistently:

Multi-story homes usually need at least one access point per floor

Wi-Fi signal degrades going through floors and ceilings more than it degrades going through most interior walls. A single access point on the main floor rarely covers a finished basement or an upstairs bedroom well, especially at the far end of the house.

Central, elevated locations work better than corners

An access point mounted centrally and up high (ceiling-mounted, or high on a wall) covers more usable area than one stuffed in a closet near the exterior wall where the cable modem happens to be. The instinct to hide the "ugly" equipment often puts it in exactly the wrong spot for coverage.

Dense or unusual construction materials shrink your range

Homes with a lot of masonry, plaster over metal lath, radiant barrier insulation, or in-floor heating systems all attenuate wireless signal more than typical drywall-and-stud construction. If your build includes any of these, plan for shorter effective range per access point and more wired drops rather than fewer.

Basements and detached spaces almost always need their own coverage plan

Basements are notorious dead zones because they're below grade and often surrounded by concrete. Rather than hoping signal reaches down from above, plan a dedicated access point (wired, if at all possible) for any finished or heavily used basement space.

Common dead zones and how they happen

Most dead zones I diagnose trace back to one of a few decisions made without thinking about Wi-Fi:

  • The equipment landed wherever the ISP's line came into the house, often a corner of the basement or a utility closet far from where people actually spend time.
  • A single router was expected to cover the whole home, regardless of square footage or layout.
  • Access points got placed inside cabinets or closets for appearance, which blocks signal in exactly the direction it needs to travel.
  • Nobody accounted for a detached garage, converted barn, or backyard living space until after it was already in daily use without coverage.

Planning ahead means deciding these things on purpose instead of discovering the problem after move-in.

The equipment closet or network hub

Every home network needs a real home base: a spot with power, ventilation, and room for a modem, router, switch, and any patch panel for your wired runs. This doesn't need to be glamorous, but it needs to exist as a deliberate decision, not an afterthought stuffed wherever there was leftover space. A cramped, unventilated space can cause equipment to run hot and fail early — worth a real conversation with your builder about where this goes.

Where to draw the line on doing it yourself

Running Ethernet cable through open stud walls before drywall, or mounting a wireless access point in an accessible ceiling location, is reasonable DIY territory for a comfortable homeowner. Where I'd stop and bring in a professional:

  • Any work involving your electrical panel, running new circuits, or tying into existing wiring — that's licensed electrician territory, not a network project
  • Fishing cable through finished walls, especially near existing electrical wiring, insulation, or fire-rated assemblies
  • Anything involving attic or crawlspace work where footing, ventilation, or structural elements are a real safety concern
  • Terminating and testing cable runs if you want guaranteed performance rather than a best guess

None of this is meant to scare you off — it's meant to be honest about where a mistake costs you time and money versus where a mistake can actually hurt someone or damage the home.

Putting it together

A good Wi-Fi plan for new construction or a major renovation comes down to a short list: know where people will actually use the network, run wired backhaul to your likely access point locations while walls are open, plan real coverage for basements and multi-story layouts, and give your equipment a proper home with power and ventilation. Decide all of this before drywall, and you'll spend a fraction of what it costs to fix afterward.
