Planning Smart-Home Technology Before the Walls Close

Why connected-home decisions belong in the construction and renovation plan early.

If there's one message I try to get in front of homeowners, builders, and remodelers as early as possible, it's this: technology decisions made after drywall goes up cost more, take longer, and usually end up worse than the same decisions made three weeks earlier. I see this constantly, and it's almost always avoidable.

Here's what actually needs deciding before the walls close, and why the order matters.

Why timing changes everything

Once walls are closed and finishes are done, running new low-voltage wiring means cutting drywall, patching, repainting, and hoping the patch doesn't show. Before that point, running an extra cable is a few extra feet of wire and a few extra minutes for whoever's already got the walls open. Same work, dramatically different cost, because the cost of construction technology isn't really about the wire — it's about the labor and mess of getting to where the wire needs to go.

This is true for networking, cameras, speakers, access control, and any other low-voltage system. The window to do this cheaply is narrow, and it closes fast once framing inspection passes and insulation goes in.

The network comes first

Nearly everything else — cameras, smart locks, thermostats, lighting, streaming devices — depends on a solid network. Get this wrong and every other system inherits the problem.

Decide on wired backhaul early

Wireless mesh systems have gotten good, but a wired connection between access points still outperforms wireless backhaul, especially in homes with multiple floors, brick or block construction, or a lot of square footage. If there's any chance you'll want more than one access point (and in most homes over roughly 2,000 square feet, you will), plan for at least one Ethernet run to each likely access point location while the walls are open.

Plan a real equipment location

Every network needs a place for the modem, router, switch, and any patch panel to live — somewhere with power, ventilation, and access, not a closet shelf that gets forgotten. This is a five-minute conversation during framing and a genuine headache to retrofit later.

Think about coverage by room, not just by floor

Home offices, media rooms, and anywhere with heavy device use deserve a hardwired drop, not just Wi-Fi. Garages, detached structures, and outdoor camera locations need a plan for getting connectivity out there, which is far easier with conduit run during construction than after.

Device locations deserve their own conversation

Smart home devices need to go somewhere specific, and "we'll figure it out later" usually means a device ends up on an ugly retrofit mount or skipped entirely.

  • Cameras need power and, ideally, wired network access at each planned location — not just Wi-Fi, which struggles at exterior mounting points and adds one more thing competing for wireless bandwidth.
  • Smart locks and access control need to be decided before doors are ordered, since some locks require specific door prep that's much easier to spec upfront than to retrofit.
  • In-wall or in-ceiling audio, if you want it, needs wiring run before insulation and drywall — there's no clean way to add this after the fact.
  • Thermostats and sensors need to land somewhere that makes sense for both the HVAC system and the home's actual layout, which is a conversation between the technology plan and the HVAC contractor, not an afterthought.

Pick your ecosystem before you buy anything

One of the most common problems I walk into after a project is finished is a house full of smart devices from three or four different brands that don't talk to each other cleanly. Someone bought a lock because it was on sale, a thermostat because a friend recommended it, and cameras because of a promotion — and now there are four apps instead of one system.

Deciding on a primary ecosystem — how locks, lighting, cameras, and climate will actually work together — before purchasing devices saves you from ending up with a pile of technically-functional-but-incompatible gadgets. This doesn't mean every device has to be the same brand, but it does mean checking compatibility before buying instead of after installing.

Coordinating with the trades already on site

Technology planning doesn't happen in isolation — it has to fit around electrical, HVAC, and general construction schedules. A few things worth raising directly with your builder or general contractor:

  • Confirm who's running low-voltage cable and when, relative to the electrical rough-in
  • Confirm where technology equipment locations need dedicated power, and make sure that's on the electrician's plan, not assumed
  • Confirm which work requires a licensed electrician or other licensed trade, and which is technology configuration that doesn't

What a good handoff looks like

The project isn't done when the devices are installed — it's done when you actually understand what you have. A proper handoff should leave you with:

  • Documentation of what was installed and where
  • Login credentials and account ownership that's actually yours, not left under an installer's account
  • A basic understanding of how to add, remove, or troubleshoot devices going forward
  • A clear point of contact if something needs attention after move-in

The short version

If you're planning new construction or a major renovation, get a technology conversation on the calendar before framing is finalized — not after drywall. It's a short conversation that saves real money and prevents the "I wish we'd thought of that earlier" moment that shows up in almost every project that skips it.
